Every renovation is quoted on a fixed-price basis after a full pre-start survey. Scope, spec and property type all drive the number, so we never quote from a floor plan alone. You'll have an itemised written quote back inside 2-3 weeks.
A whole-house refurbishment typically runs 16-28 weeks on site depending on scope. Renovations combined with an extension and loft conversion under the same contract run 28-40 weeks. The full programme is agreed in writing before we mobilise.
For a full 'back-to-brick' refurbishment, usually not, services and kitchens are out for extended periods. For phased renovations (e.g. ground floor first, then upstairs) we can plan around occupancy.
Yes. Architectural design and structural engineering sit inside the contract, arranged through our in-house design partners. You deal with one contact for the whole project.
Either works. Kitchens, bathroom suites and specialist finishes can sit on our trade accounts, or you can supply them against our written specification. Provisional sums cover finishes in the fixed-price quote.
Every renovation carries our 12-month workmanship guarantee in writing. Manufacturer warranties on boilers, glazing, roofing and appliances sit on top of that.
Yes. Any renovation involving structural alterations, new bathrooms, kitchens in new locations or notifiable electrics goes through building control full-plans submission, which we arrange and manage.

Change orders are priced in writing and signed off before the work happens. That's the only way to keep a fixed-price contract honest, and it's how we protect the programme from unmanaged scope creep.
